Making a rental repair go smoothly
If you manage a property, give us the tenant's name and a way to reach them, along with your own contact for approval. The technician diagnoses the appliance, then you get the diagnosis and price before anything is done. Tenants, it helps to describe the problem to the owner clearly and let us know the best times for access.
Have the model label photographed if possible; it saves a step. For older units, the owner may want our honest view on whether to repair or replace, and we give it based on the appliance, not on what is easier for us.
Dryers that take forever
A slow dryer is among the most frequent rental complaints. The usual causes are a lint screen that has not been cleaned, a crushed foil vent behind the machine or an outside vent hood packed with lint. In older homes the vent may run a long or awkward path, and spring pollen adds to the buildup.
Clean the lint screen, pull the dryer out, and check that the vent is not kinked. If air is moving well outside and drying is still slow, the heating element, thermal fuse or gas valve coils may need testing. A clogged vent is a fire risk, so do not ignore it.
