Ranch houses often have laundry in a carport room, a hall closet or the kitchen itself, and dryer vents that run out through a side wall or up through the attic. If your dryer has started tripping its thermal fuse or taking much longer than it used to, a restricted vent is the first thing we test.

Updated kitchens in older ranches sometimes have new appliances on old supply lines. A dishwasher fed by an aging shutoff valve, or a refrigerator ice maker on thin plastic tubing, can leak or starve for water. When we see an installation detail that is likely to cause the next failure, we point it out.

Built-in and column refrigerators breathe through a grille at the top or the base, and those grilles load up with dust, pet hair and spring pollen. When airflow drops, the unit runs longer and temperatures drift. Double wall ovens tend to show their age through failed bake elements, slow preheats and control panels that stop responding after a power surge.

Wall ovens and built-in fridges have to come out of their openings carefully, and we handle the trim and cabinetry with that in mind. Parts for high-end units are sometimes ordered rather than stocked, and we will tell you at the first visit if that applies.

Condo buildings near the mall may ask for visitor check-in, while single-family homes are usually simple driveway visits. A same-day slot is frequently possible when the calendar permits.
